Windows and locks, latches etc. are common property. Most windows are of the following four types:
Fixed panes (some of which are coated with a grey paint on the internal side for decorative purposes)
Top-hung, tilting panes with a lockable winder/chain that moves the lower part of the window outwards/inwards
Sliding panes with a plastic latch and additional child lock and cable to restrict opening
Sliding doors with an integrate locking latch
If your window is loose, stiff to open/move please contact the building manager for advise. Do not try and remove windows yourself or put you or other residents in danger. We are aware that the latches to balcony sliding doors can be accidentally pushed down meaning that you can easily lock yourself on a balcony....
Cleaning
You are responsible for cleaning of your windows both inside and out as specified in the building by-laws. This has been debated at numerous AGMs and each time so far, the majority of owners have decided that the high cost of abseiling professional window cleaning (approx 5-10% of the annual maintenance budget) is not justified given the other priorities for the building.
Balcony sliding doors should be easy to clean but you may need to get a professional window cleaner or use a magnetic double-sided window sponge yourself to clean inaccessible sliding or tilting windows. Please take care when using these and be careful in moving them slowly to prevent the external sponge from becoming detached and falling to the street or balcony below. Some have a long string attached to the external sponge to prevent such events.
