What do you do if you notice cracks appearing in one of your walls and who is responsible for repairing them?
The answer mainly depends on if the cracks appear in boundary walls or in internal walls and the size of the cracks.
The Owners' Corporation (OC) is responsible for cracks over 3 mm in width if the cracks are in a boundary wall.
Owners are responsible for all cracks less than 3 mm wide and for cracks in internal walls (e.g a wall that separates two bedrooms).
Owners are also responsible for painting following any repairs to boundary walls carried out on behalf of the OC.
