Air Conditioning - Operation
Please always keep in mind that, if any part of an air conditioning system can be heard in a living area of an adjoining lot, City of Sydney Council regulations limit the hours when such an air conditioning system may be used. These hours are outlined in the following document:

Air Conditioning - Installation
Our by-laws allow for the installation of some types of air conditioning so long as you verify with the Owners Corporation before doing any work that there are no objections, and providing specific conditions are met. These conditions include, but are not limited to:
- The condenser unit (such as the one shown to the left) is not visible to the outside (it must be concealed behind a balcony or courtyard wall)
- The condenser unit must be placed on the 'floor', rather than being attached to a wall
- No part of the air conditioning system can be installed on common property, such as the top roof of the building
- All external pipework must be painted or concealed to blend in with the colour of the wall it is against
- Condensation and run-off are drained through lines to existing drains or pipes
- The owner who is seeking to install air conditioning must notify in advance their immediate neighbours (the Strata Manager can help you identify who they are) who might be affected by the air conditioning unit and give them a chance to raise any objections. Evidence will need to be provided of their agreement
- Installation must also meet any relevant local council rules
- The compressor unit must meet acoustic specifications. If at any stage after installation the air conditioning system (including the compressor) causes a nuisance to other residents, then the Owners Corporation can require that the relevant owner rectifies the cause of the nuisance, or that the relevant owner removes the air conditioning
- Installation and maintenance (which are all the responsibility of the relevant owner) must only be carried out in a professional manner by appropriately-licensed and insured trades people
